Marcus Hytonen application to build a deck on his home located at 45 Route 12 N, Map 33, Lot 30, Historic District.
Mr. Hytonen described the need for the repair and enhancement of exterior of home. The original entryway collapsed and they wanted to make it more useful and beautiful. The new decking is a composite. Mr. Hytonen presented a spec sheet for the material. The back will feature open decking and the decking on the side will act as a porch with a roof and railing in the future. The roof will extend from the existing house over the porch and be shingled with the same shingles as the house roof. He said a majority of the project will not be seen from Route 12.
The house was built in the 1970s. He estimated that the project will be completed in mid summer, with the porch roof and railing. The decking will be completed immediately upon delivery of another shipment of decking, probably by March.
Fitzwilliam drove by the property and confirmed that it is a modern house, and said that while the diamond lattice is acceptable on this house, square latticework would be required on an old house.
Guild moved, McHugh seconded and the Commission approved the project as presented.
Administration: Review of Regulations and Procedures – Luddy suggested waiting until after Town Meeting when we would know if the Historic District Ordinance had passed to bring both documents into compliance with the ordinance. All agreed.
The Commission will think about the Community Revitalization Tax Relief Incentive opportunity and the Certified Local Governments Program for discussion at the next meeting.
Commissioners reviewed minutes of November 8, 2007. Luddy moved, Guild seconded and the Commission approved the minutes as written (a typo in the date was corrected).
