Meeting Minutes
July 13, 2006

Members attending:  John Fitzwilliam, Lee Fletcher, Lottie Guild, Brian Luddy, Wendy O’Brien, Reuel Walling.  Fitzwilliam called the meeting to order at 4:05 PM.

Public meeting: Nancy Roehl to discuss plans for a new shed to be constructed on her property located at 69 Upper Troy Road, Map 33, Lot 01, Residential/Historic Districts.

Mrs. Roehl passed around a brochure that illustrated the shed and doors she plans to erect on her property.  In response to questions, she showed how the shed will sit on the property.  The back wall, with no windows or doors, faces from the street.  Windows will be on the long sides, and the door will be on the side facing into the woods.  A stand of rhododendrons will screen the shed from the street.  Siding is board and batten and the shed will be painted to match the other shed.  All materials, shingles, shutters and trim will match existing shed.

Luddy requested that sketches be drawn to scale with measurements of setbacks, etc.

Appointment: Kristen Prigge to discuss preliminary plans to construct a dormer or make roof changes to their home located at 61 Lower Troy Road, Map 33, Lot 27, Historic/Residential District.

Mrs. Prigge’s application was too late to give public notice for this meeting of the HDC, but she wanted input from the Commission so she could continue planning.  

Mrs. Prigge distributed a copy of the plan and explained what they wanted to do. They plan to construct a partial dormer and change the roofline to prevent leaks and bring the existing bay window under the same roof.  The dormer windows will be the same as windows on the rest of the house, vinyl on the outside and wood inside, with a divided light grid between the panes.

The house was built in 1962, which Fitzwilliam characterized as a ‘non-sensitive’ property, and therefore the Commission can be more flexible.  He asked it Commission members thought this project was going in the right direction and they agreed it was.  They will see Mrs. Prigge formally on August 10, 2006.

Minutes:  Walling moved, Fletcher seconded and the Commission approved the minutes of the May 11, 2006 meeting as written.  Luddy abstained as he wasn’t seated as a member of the Commission at that time.

Luddy moved, Fletcher seconded and the Commission voted to adjourn at 4:24 PM.
