Site Walk Minutes
May 18, 2004


Members present: Daniel Baker; Clerk, Jane Roberts, Edwin Mattson, and Gerald Neiman; Alternate.

Board member Coni Porter was unable to attend this evening and went to the property earlier.

The Board members and Administrative Assistant departed from the Town Hall at 5:45 p.m. and arrived at the applicants’ property located at 133 Rockwood Pond Road at 6:00 p.m.

        Upon arriving the Board noted that the house is to the left of the driveway, Rockwood Pond is straight ahead and the side yard in question is to the left. The Board walked to the left side of the house and observed ledge and a 6’ – 8’ drop off, and then a flat area which meets the abutters’ yard. Mr. Robert Welsh, the direct abutter was also present for the site walk. Mr. Bateman told the Board that the ledge goes down at least 24”. The Board observed two wooden stakes in the ground which represent the corners of the proposed addition. Mr. Bateman clarified that the total space would be 16’ x 24’. The Board observed three tree stumps from recent tree cutting that had been done. Mr. Welsh asked Mr. Bateman where the property line was and upon Mr. Bateman’s indication, noted that at least one of those trees may have been on his property. Mr. Bateman showed the Board the tree where the memorial garden is for his parents that are buried there. This location is a considerable distance from Mr. Bateman’s property line.
        Mr. Bateman then showed the Board the location of the well in the yard to the left of the driveway and said that he has spoken with someone who told him that any work needs to be at at least 10’ from the well. The Board then went to the other end of the house and Mr. Bateman showed them where the septic tank was located and noted that the area is all ledge and is just covered with dirt. Mr. Bateman said that they were able to find enough space to put the tank in within the area.
        Mr. Bateman proceeded to point out his property lines going towards the pond and noted that he has 50’ of waterfront frontage and the remaining area they see is owned by other people and to the right of his driveway is actually another strip lot owned by someone else.
        The Board told Mr. Bateman that this is a difficult property to work with and they need a stamped survey showing the exact property lines. Mr. Bateman told the Board that he would contact Ed Goodrich about this. The Administrative Assistant told Mr. Bateman that the Board has continued the public hearing to their next meeting on June 8, 2004 at 7:50 p.m., and he would receive a new notice in the mail. The Board left the property at 6:20 p.m.
