Meeting was called to order at 7:00 PM
Case # 08-02: Harold Ramsey appeal for a Special Exception under Article VIII, 127-35 C., to build an addition to an existing mobile home on property located at 348 Route 119 W., Map 28, Lot 28, Residential District.
Harold Ramsey, property owner, and Gary Putnam, mobile home renter, attended. Mr. Ramsey said he was referred to the ZBA by the Selectmen. Wittenborg clarified that the appeal was for a Special Exception to extend a non-conforming use. Mr. Ramsey was before the Board last year for a Special Exception to convert the single family dwelling on his property to a duplex, which was approved.
Mr. Ramsey explained that the Selectmen said he could replace the mobile home, a nonconforming second dwelling located on his property, if he replaced the septic system. The mobile home replacement must have same footprint as the original. He said the day he contracted to replace the septic system, he was told by the Selectmen’s office that they were in error and he needed a Special Exception to replace the mobile home. He planned to replace the trailer, but couldn’t find one to fit the same footprint as the existing one, since it is a very old model. He now wants to extend the structure with a ten by forty foot addition.
The addition will encompass the existing six by twelve foot dining room addition, add area to the existing bedroom and living room and add a mud room. Wittenborg noted the addition would essentially duplicate the existing floor space.
Roberts asked if, in light of the crowded situation on the lot and in the neighborhood, the Board thought a site walk was in order. They agreed.
Mr. and Mrs. Robert Dodds, abutters representing Trinity Baptist Church, attended to insure there was no impact on their property. They noted that the driveway for the mobile home encroaches on their property, which they said was not an issue for them. They thought the proposed addition wouldn’t interfere with their property.
The Board scheduled a site walk of the property on Tuesday, March 18, 2008 at 4 PM. They will meet at the driveway to the mobile home.
Ernst moved, Wittenborg seconded and the Board voted to continue the hearing to Tuesday, April 8, 2008 at 7 PM.
Minutes. The Board reviewed minutes of the February 12, 2008 meeting. Davis moved, Ernst seconded and the Board approved the minutes as written.
