Meeting was called to order at 7:05 PM
Case # 08-02 continued: Harold Ramsey appeal for a Special Exception under Article VIII, 127-35 C., to build an addition to an existing mobile home on property located at 348 Route 119 W., Map 28, Lot 28, Residential District.
Roberts noted there was a quorum of the Board present. The applicant was not present.
The Board conducted a site walk of the property on March 18, 2008 and all members were present. Roberts noted that measurements taken on the site walk confirmed measurements on the diagram as presented by Mr. Ramsey. The addition will not encroach on setbacks.
Davis thought that the extension was needed to make the trailer more livable and that it was in harmony with the existing building. She didn’t think the extension would be detrimental to the other home on the property.
Filipi felt that the extension would make the trailer look better, more like a traditional dwelling. He wished the town had a building inspector to insure the addition was properly constructed since an addition to a trailer can be tricky, the roof especially.
The Board considered the mandatory findings for granting a special exception and found that the addition is in harmony with the purpose and intent of the zoning ordinance; that the addition will not be detrimental to the neighborhood; that the addition is appropriate for the site in question; and it complies with all applicable zoning requirements.
Filipi moved, Ernst seconded and the Board voted under Section 127-35 C. of the zoning ordinance to grant the application for a Special Exception to build an addition to a trailer home.
Minutes. The Board reviewed the minutes of the March 10, 2008 meeting. Ernst moved, Filipi seconded and the Board voted to approve the minutes as written.
Davis moved, Filipi seconded and the Board adjourned the meeting at 7:25.
